INDIAN RIDGE RANCH

GENERAL DESCRIPTION

Indian Ridge Ranch is located 3 miles NE of Pavillion, WY. at 35 Indian Ridge Rd. The ranch is in the Wind River School District, (K-12).

The property consists of 200 acres with 153 irrigated through Midvale Irrigation District. Irrigation is by gated pipe which is included in the sale. We estimate about 1.5 miles of pipe. There is live water year round from a Midvale ditch. Domestic water is provided by a private well at the homestead. Owner reports the water quality and quantity is excellent. 

In addition to the 200 acres deeded land, there is a Bureau of Reclamation parcel of 50 acres adjoining on the NE which the owner has utilized for many years at no cost. There is also an 80 acre parcel on the south end that the owner leases for $100/year. A new owner may have to renegotiate this lease with Midvale Irrigation District.
